No Water,
BHI to the Rescue!
While preparing to assist the new owner with tenant improvements, our team discovered that the building had no water access. We implemented a solution to restore service. This included excavating a trench along the fence line, furnishing and installing a 2″ RPZ backflow prevention device, and running approximately 150 feet of underground 2″ PE water service piping with tracer wire. We also installed a new shut-off valve with valve box, and connected the underground piping to the existing interior overhead water service.

Tenant Needed More Space
BHI Made it Happen!
This project required both interior and exterior upgrades to prepare the property for new tenants. Inside, our team carefully removed an office that was supporting the HVAC system, re-hung the unit, and reconfigured the space to create a new training area. We textured and repainted the walls, removed the outdated flooring, and installed clean, modern finishes for a fresh look.
Outside, we cut new openings for larger overhead roll-up doors, removed an open-air shed, and created a brand-new access point by cutting through existing panels. These improvements not only modernized the property but also added valuable square footage, giving the tenant a more functional and efficient space.

The BHI Team is Ready!
We prepped the site by removing existing car stops and milling all entrances/exits to ensure smooth transitions. After a thorough cleaning, we applied tack and a 1 ¼” hot mix asphalt overlay, compacted with rollers and vibratory equipment.
Once paving was complete, we re-striped the lot to match the existing layout using DOT-approved commercial-grade paint. To finish, we supplied and installed 15 new double-sided concrete wheel stops.

We cleared and refreshed the back side of the property by removing debris, digging up and capping old irrigation lines, tearing down the reinforced block wall, railroad ties, and garden area, and trimming low-hanging branches. All materials were hauled off and properly disposed of. To finish, we spread 10 loads of asphalt millings to create a clean, even surface.

We replaced over 200 feet of deteriorating sidewalks with brand-new, 5-foot-wide concrete walkways, complete with ADA-compliant truncated domes at the road entrance. The project included debris removal, grading, permitting, and a professional MOT crew to ensure safety and compliance, leaving the property with a safer, more accessible, and polished look.

Warehouse Seem a Little Dim?

We upgraded the warehouse lighting by replacing all 40 fixtures with energy-efficient 150W LED UFO lamps. The new system provides brighter, more consistent illumination across both the interior and open-air warehouse, while improving safety and reducing long-term energy costs. All old fluorescent fixtures were properly disposed of, and the site was left clean and ready for use.
